29 Mauranui townhouses

29 Mauranui is a four-level residential development in Epsom with basement parking and 18 well-appointed two- and three-bedroom townhouses on the three floors above.

We built the basement with precast concrete panel walls and double tee floor slabs with an in-situ concrete topping. On the upper levels we used timber pre-nail walls, ICF (insulated concrete formwork) shear walls at either end of the building, and timber cassette floors with timber roof trusses. The façade was a combination of Nu-Wall aluminium cladding on 90% of the structure and Sto plaster render on the rest.

Almost every inch of the site was covered by the building, leaving us very little working space. We carefully planned the crane lifts and deliveries, all while ensuring that the mature street trees remained well protected. Pandemic-related material shortages were an issue; we reviewed the programme continuously to focus the works we had materials for to minimise delays.
